Renters Insurance Calculator

This calculator sizes a renters policy rather than pricing one. Enter your belongings room by room and it totals the replacement cost and rounds it up to the contents limit to ask for, flagging the categories a policy quietly caps; a second action shows what the same loss pays under a replacement cost policy and under an actual cash value one after depreciation and the deductible; a third sets the liability limit against the assets a judgment could reach; and a fourth works out how many claim-free years it takes for a higher deductible to pay for itself. No premium is quoted anywhere, because insurers price on the building, the area and your claims history, and a number made up here would only mislead.

Calculator Type
Sofa, chairs, tables, rugs, lamps, the television and what it sits on, art on the walls.
Beds, mattresses, dressers, bedding, curtains, everything in the closets that is not clothing.
Small appliances, cookware, dishes, glassware, cutlery, towels, the contents of the cabinets.
Laptops, tablets, phones, monitors, consoles, cameras, headphones, networking gear.
Count a full wardrobe at what it would cost to buy again, not what the charity shop would give you.
Wedding and engagement rings, inherited pieces, watches. Appraised value where you have an appraisal.
Bicycles, skis, golf clubs, camping and climbing kit, fishing tackle, a kayak.
Power tools, hand tools, a ladder, whatever is in the storage unit or the basement cage.
Books, instruments, collections, a pet crate, luggage, the small things that only add up when you list them.

What it would cost to buy the same things new today.
Adjusters work to a table by category. Electronics are commonly given 5 years, furniture 10 to 20, clothing 5 to 10, appliances 10 to 15.
Most depreciation schedules stop short of zero and leave a floor of around 10 to 20 per cent while the item is still usable.

Current accounts, savings, certificates.
Brokerage accounts, and retirement accounts too. Retirement money is protected from creditors to different degrees in different states, so it is counted here and flagged rather than ignored.
What you would clear if you sold them and paid off what is owed.
A business interest, a boat, collections, anything else a judgment could reach.
Future wages can be garnished to satisfy a judgment in most states, which is why a limit is not only about what you own today.
Leave at 0 if you are starting from nothing.
