Owner Financing Calculator

Owner financing means the seller takes back a note instead of being cashed out at closing. Enter the price, down payment, note rate, amortisation schedule and balloon, and it returns the payment, the balance due at the balloon and the interest the seller earns before then. A second action prices the note for resale, showing what an investor wanting a higher yield would hand over and how much of the balance that discount costs. It leaves out taxes, insurance and servicing, and says nothing about whether your state lets you carry a note.

Calculator Type
The schedule that sets the payment. It is usually longer than the note itself.
When the whole remaining balance falls due. Zero means the note runs the full schedule.
Used only for the comparison at the bottom. Set it to the note rate to skip it.
