Price Per Square Foot Calculator

Divide any total price by any floor area and this returns the rate per square foot, along with the same rate in square metres, square yards and acres. A compare mode puts two prices and two areas side by side, shows which is the better value per square foot and what the cheaper rate would have cost on the other floor area. A third mode handles commercial space, which is quoted per square foot per year with operating costs charged separately, and works out the monthly cheque nobody puts in the listing. A rate per square foot compares floor area and nothing else, so condition, floor and what the measured area includes all sit outside it.

North American leases quote dollars per square foot per year; most of the rest of the world quotes per square metre. The area and both rates are read in whichever you pick, and the rent comes out the same either way.

Office, retail and industrial space is quoted per unit of area per year, with operating costs charged on top. This turns that quote into a monthly figure.

The CAM, tax and insurance load on a triple net lease, in the same unit as the base rate. Leave at zero for a gross lease where it is already in the base rate.
