Garage Cost Calculator

Enter the width, depth, wall height and roof pitch of the garage and this works out the floor, wall and sloped roof areas and prices each one at a rate you supply. The slab, framing, siding, roofing, doors, windows and electrical are all separate lines, printed with the area or count they came from, and a second action prices the same building attached and detached side by side. Attaching it takes a wall of siding off the bill and adds the fire separation the code requires and the cost of tying into the existing roof. There is no built-in price table, because a garage that costs sixty dollars a square foot in one county costs twice that in another.

Every dimension is read in whichever you pick, and so is every rate quoted per unit of area. Prices stay in dollars either way, and the roof pitch is a ratio so it does not change.

Size and rates in, an itemised build cost out. Every line is printed with the area or count it was worked out from.

The wall the doors go in. A single car bay wants about 12 ft, a double about 20 to 24 ft.
Front to back. Twenty feet parks a car, and twenty four leaves room to walk round it.
Blank means 9 ft. Eight feet is the least that clears a standard door; nine or ten if you want storage above or a lift later.
A rise in 12 is a ratio, so it is the same figure whichever units you are working in. A 4 in 12 is about 18.4 degrees, a 12 in 12 is 45.
A gable roof ends in a triangle of siding above each end wall. A hip roof slopes in on all four sides and has none.
Blank means 1 ft. Enter 0 for no overhang at all.
Per square foot, or per square metre in metric. Blank means $7.00 per sq ft, which is $75.00 per sq m. Excavation, gravel, forms, reinforcement, concrete and finishing. A thickened edge for a garage costs more than a patio slab.
Per square foot, or per square metre in metric. Blank means $22.00 per sq ft, which is $237.00 per sq m. Walls, trusses or rafters, sheathing and the labour to stand it all up.
Per square foot, or per square metre in metric. Blank means $8.00 per sq ft, which is $86.00 per sq m. Wrap, siding, corner boards and fascia, charged on the wall area the tool works out for you.
Per square foot, or per square metre in metric. Blank means $5.50 per sq ft, which is $59.00 per sq m. Underlay, shingles or panels, ridge and drip edge, charged on the sloped area rather than the footprint.
Per square foot, or per square metre in metric. Leave at zero for a shell with bare studs, which is what most detached garages are, and zero means the same in either unit.
Per square foot, or per square metre in metric. Blank means $4.00 per sq ft, which is $43.00 per sq m. Only used when the garage is attached: fire-rated board on the garage side of the wall between the garage and the house, and over the ceiling if there is a room above. Required by code.
Only used when the garage is attached. Cutting into the existing roof and wall, flashing and making good.
Door, track, springs and fitting. An opener is usually quoted on top.
The walk-in door. Zero if there is not one.
Sub-panel, the run from the house, lights, outlets and the door circuits. A long trench to a detached garage is the line that surprises people.
The concrete between the door and the existing drive.
Ten percent is the usual minimum. Bad ground under the slab is the classic reason it gets used.
