Plumbing Cost Calculator

This calculator prices plumbing two ways, and every rate in it is something you enter rather than a regional average that goes stale. The job action takes a fixture count and separate rough-in and finish labour rates, adds supply and drain pipe runs by the foot, the fixtures themselves, a water heater, permits, sales tax on the materials only, overhead and profit and a contingency, and returns a line-by-line sheet with the cost per fixture and the labour share. The service call action takes one visit and applies the minimum billed time, the billing increment rounded up, an out-of-hours multiplier and the markup on parts, then shows what that works out to per hour actually worked. Rough-in and finish are kept apart because they are two visits months apart, and pricing them as one is the usual reason an estimate comes in low.

Calculator Type
Pipe Runs In
The two runs below, and the two rates that go with them, are read in whichever you pick.
Count every toilet, basin, bath, shower, kitchen sink, laundry outlet, dishwasher connection, water heater and outside tap. Each one is a rough-in and a finish.
Getting supply and drainage to the fixture location, before the walls close. Set it to zero if the rough-in is already done.
Hanging the fixture and its trim once the walls and floors are finished. Set it to zero if you are only pricing the rough-in.
Leave at zero if you are supplying the fixtures yourself and only want the labour.
Moving a toilet or a bath means new drainage at the right fall, which is the line that most often doubles a bathroom budget.
Hot and cold are two separate runs. Measure both, or measure one and double it.
Pipe, fittings and the labour to run it, priced in whichever unit you picked above. PEX is usually the cheapest of the common options and copper the dearest.
Drainage costs more per unit of length than supply: bigger pipe, a fall to hold, and every branch vented.
A water softener, a sump pump, a gas line, a main shut-off. Priced by the item, not by the fixture.
Applied to the fixtures, the water heater and the lump sum only. Labour, pipe runs and permits are left out of it.
Leave at zero if the rates you entered are already quoted prices rather than your own costs.
Ten percent is light on an old house. Once a wall is open, corroded galvanised pipe, a rotted joist and a drain with no fall all turn up.

Almost every plumber has one. A ten minute job is billed as this many hours.
100 is the normal rate, 150 is time and a half for evenings and weekends, 200 is the usual holiday or middle-of-the-night rate.
