Hardwood Floor Cost Calculator

This calculator adds up what a hardwood floor actually costs once it is down, not just what the boards come to. Enter the floor area and the rates you were quoted for material, installation, sanding and finishing, fasteners or adhesive, underlayment, taking the old floor out and the trim, and every line comes back with the total and the cost per square foot. The waste allowance is applied only to the boards you buy, because labour and finishing are charged on the floor itself. A second mode prices sanding an existing hardwood floor back against tearing it out and starting again, which is usually the cheaper question to ask first.

Every rate below is read per the same unit, so a price per square metre goes with an area in square metres.

Measure the floor, enter the rates you were quoted, and the whole installed bill comes back line by line.

In square feet or square metres, whichever you chose above. Add the rooms up first. An awkward shape breaks into rectangles, and closets count if the floor runs into them.
The board price before installation. Engineered and domestic species sit at the bottom of the range, wide plank and exotics at the top.
Around 5 to 10% for a straight lay in square rooms, 15% or more for a diagonal, a herringbone, wide plank or a floor broken up by angles and closets.
Laying and fixing the floor. Leave at zero if you are laying it yourself.
Only for unfinished boards sanded and coated after they are down. Leave at zero for a prefinished floor, which arrives already coated.
Cleats and staples for a nail down floor, trowelled adhesive for a glue down. Glue costs several times what cleats do.
Rosin paper or felt under a nail down floor, a moisture barrier over a slab or a crawl space.
Pulling up what is there and carting it away. Glued down tile costs far more to remove than carpet.
Levelling, patching, screwing down a squeaking subfloor. Usually quoted only once the old floor is out.
In linear feet or linear metres, whichever you chose above. Hardwood needs an expansion gap at every wall, and something has to cover it.
Delivery, a skip, a minimum job charge: anything billed once rather than by the foot.

An existing hardwood floor can usually be sanded back instead of torn out. This prices both against each other.

The quoted rate to sand the existing floor back and recoat it, usually three coats.
Splicing in replacement boards, refixing loose ones, patching where a wall or a vent used to be.
